Spring Updates / Reminders from your HOA Board

HOA Dues – Dues invoices are sent out on or about December 1. Payment is due January 1 and are considered delinquent after that date. 15% interest is charged for dues not paid by January 15. This year the HOA Board, by a split vote, forgave several requests to waive the interest penalty. One of the reasons was mailing the dues check to the wrong address for PJ Morgan, the HOA manager.

Cart Paths – Cart paths are private property owned and maintained by Concert Golf. Residents are prohibited from walking or bike riding on the cart paths.

Yard Signs – A reminder that all types of yard signs are prohibited, except for sale real estate signage. This includes any business advertising, promotional signage and especially political signage.

Gardens – There are still a few garden plots available for this year. The cost is just $150 for the year. Contact Mark at 402-680-6890 if interested. Be aware that the Deer Cree covenants DO NOT allow backyard gardens.

Missing Sidewalks – SID 405 is moving forward with a project to construct critical portions of missing sidewalks so that a continuous sidewalk exists on at least one side of all streets. Concert Golf declined to participate in the sidewalk construction at their frontage. The SID project will be completed this year.

SID 405 North Park Improvements – The North Park improvements, near the clubhouse, have been very well received and on a nice day a number of vehicles are parked along Deer Creek Drive while using the park. To alleviate this situation the SID is constructing six off street parking stalls. This project is also expected to be completed this year.

SID South Park Improvements – The extensive improvement project to the “south” park lying south of #17 green is moving forward. Improvements include an access drive from Read Street, a parking lot, a playground, trails, a basketball court and pickle ball courts. The residents of the condos to the east of the park voiced concerns about the potential noise produced by the pickle ball courts. The SID, with City Parks Department support, moved the pickle ball courts as far away as possible from the condos, reduced the number of courts from four to three and is exploring installing a noise attenuation fence around the courts. The park project will be constructed this year but may not be completely finished until the spring of 2025.

ARC Reminders – Any exterior work (new construction, additions, pools, decks, painting, shingles, patios, landscaping, trees, fences) needs to be submitted to the Deer Creek ARC for approval. Trash cans need to be stored out of sight except on pickup day. Please complete proposal applications at least two weeks prior to any work being done.
