SPRING UPDATES / REMINDERS FROM YOUR HOA BOARD

Happy Spring to all of our residents in the Deer Creek HOA.  Over the past year we have fielded a number questions, mostly regarding our Covenants and policies of the HOA.  Your HOA Board offers the following updates and reminders about a number of matters.

Please remember that our HOA website:  www.omahadeercreek.com contains a wealth of information and documents including covenants, by-laws, meeting minutes, ARC guidelines and more.  If you cannot find something on the website feel free to contact the President or any of your Board members, whose contact information is on the website.

HOA Dues – Dues invoices are intended to be sent out on or about December 1.  Payment is due January 1 and are considered delinquent after that date.  15% interest is charged for dues not paid by January 15.  THIS YEAR, HOWEVER, OUR MANAGEMENT COMPANY DID NOT ISSUE THE STATEMENTS IN A TIMELY MANNER, SO INTEREST FEES WILL NOT BE INCURRED UNTIL FEBRUARY 15.  Interest penalties will be levied per the covenants next year and the strictly enforced.

Private Golf Course – Cart paths are private property owned and maintained by Concert Golf.  Residents are prohibited from walking or bike riding on the cart paths.  Resident owned golf carts should not be on the golf course unless you have checked in with the clubhouse.

Yard Signs – A reminder that all types of yard signs are prohibited, except for sale real estate signage.  This includes any business advertising, promotional signage and especially political signage.

Gardens – Sign up for a garden plot this year.  A mailing will be sent out in March to sign up.  The cost is just $150 for the year.  Contact Mark at 402-680-6890 if interested.  Be aware that the Deer Creek covenants DO NOT allow backyard gardens.

Permanent (Christmas) Lights – Permanent, under eave, lights are becoming more popular.  They are commercially called “trim lights” and there are other brands.  The HOA has approved an exception to allow them in Deer Creek, HOWEVER, PERMANENT LIGHTING STILL NEEDS TO BE APPROVED BY THE ARC.

Sump Pump Discharges – By City Code sump pump discharges must go to the rear yard or be connected to a storm sewer.  The Code does have a provision that, if storm sewer is not available, discharges may be made to the front yard or to the street.  However, justification for doing this requires City approval.  If you have questions about this matter please contact the ARC.

Garbage Containers – Except for trash pick-up days, garbage containers must be stored in the garage or may be stored in the side yards with sufficient screening (approved by the ARC) so they are not visible from the street.

ARC Reminders – Any exterior work (new construction, additions, pools, decks, painting, shingles, patios, landscaping, trees, fences) needs to be submitted to the Deer Creek ARC for approval.  This includes any replacement work including new roofs. Please complete proposal applications at least two weeks prior to any work being done. These can be accessed on the web site:   /arc/.  ARC reviews typically take approximately two weeks so plan and schedule your project accordingly.

Jurisdiction – In Deer Creek, the jurisdiction between entities is sometimes a little blurry.  Our HOA, other HOA’s, the SID and the golf course are often involved in a given situation.  If you would like clarification on a specific issue, please contact one of the HOA Board members.

Rentals – Rentals are not permitted for villas built after the covenants were adopted.  In the rest of Deer Creek (larger homes) the covenants are silent on rentals, however owner-occupied residences are preferred.

Dogs – All dogs are to be kept in the home or a fenced yard.  Outside of these locations dogs must be kept on a leash.

Mailbox Keys – Two mailbox keys are provided at the time of home occupancy by the HOA.  Damaged or lost keys will be replaced by the HOA for a $10.00 per key charge.

Web Site – Don’t forget that our HOA has a web site:  omahadeercreek.com.  We try to keep it up to date.  It’s not perfect but there is very good information on the site.
