Bob Ostronic opened the meeting at Player Club at 7:10

Tim Halpine, Club Manager gave an update on the golf course.

Landscapes Unlimited is on sound financial ground, the golf course will continue to be a golf course for a long time.

There are currently 405 golf and 260 social members, the cap is 410 golf and 260 social members

The first permanent restroom was scheduled to be installed last month, there was an issue with permits and it’s been delayed. The first restroom will be by #5 tee box.  There will be another located at #14 tee box and a third one will be between #7 green and #6 tee on the Highlands, the exact location has not been identified.

The native grass is cut down once in the spring and again in the fall

Marlene Schneider read the minutes from last year’s annual meeting.

Treasurer’s report

Kippy King displayed the 2017 financial report and reviewed line items that varied from the budget.

ARC Review

Jesse Statham presented next on behalf of the Architectural Review Committee.  He introduced the members of the ARC: Mary Derr, Annette Sayers, Brian Choquette and Tom Eilers. He stressed the importance that we adhere to the covenants and its importance to preserving property values in DC. Two key issues are: 1.) trash cans being left out, and placing trash cans on the side or back of the house which violate the covenants and 2.) keeping garage doors closed reduces chance of crime in DC for everyone. Jesse noted that approving the changes to the covenants will allow ARC to formally require landscaping plans for new homes.  ARC should be notified on any changes to the exterior of homes. Jesse also stressed the fact that the home owner is responsible for installing the correct shingles on their homes.  After the storm this spring many homes are having to replace their shingles.

2018 Budget

Bob Ostronic presented the proposed 2018 budget. The HOA is on sound financial ground will have a projected cash balance of approximately $253,242 on 12/31/2018.  Bob also discussed a proposed plan to spend $75,000 during 2018 on improvements to the neighborhood.  Some of the possible expenditures were: enhance the entrances, decorative light posts, improvement to the park on 120th st, suggestion from floor – fence for park on 120th and Deer Creek Drive. A waterfall and circulating stream on #3 tee box.  This was proposed when the development was started.  Bob explained any project that would benefit a specific part of the community the cost would be shared among those residents, the HOA and possibly the golf course.

Key Accomplishments for 2017

Bob Ostronic reviewed some of the more significant accomplishments

Remove 54 diseased Ash trees along Deer Creek Drive from 121th to 124th.  These were replaced with Autumn Blaze maples

Additional Holiday lights purchased

Welcome packets for new residents

Update on Amended Covenants:

Continue to have problems in getting completed ballots returned.

New Business

The board had recommended dividing the neighborhood into districts and recruit a board member for each district.  The board felt this would give fair representation to the entire neighborhood. There was a lively discussion concerning the district system. It was determined to vote on individuals without concern for districts for this election. The district system will be reviewed during the board meeting.
