Members present were: Westergard-Bourne-Boulay-Chapeau-Salonen. Meg Bullock with PJ Morgan was present as well.
Minutes of the previous meeting sent out to board was discussed and a Motion was M&S and motion passed to approve them.
ARC Committee report: Rex Barker was out of town and will send report later. Board requested of PJ Morgan to make sure that when notices of violations etc. from ARC are sent to residents that the ARC is copied and Meg stated that will happen as some of this has time restraints.
Treasurers report: No report at this time.
Managers Report:
There was discussion from the board on the financial reports on the new PJ Morgan program and Meg assured board that it is now being populated and continues to be improved. Also, board directed Meg to file liens on properties that were had past due balances of more than $1000.00 to automatically file a lien on property as this is board policy, Meg stated that this would be done. Board also asked Meg to make sure that the current liens are still “timely” and current as there is a 3 year year limit. She stated that she would check. There was nothing else from PJ Morgan at this time.
Median upgrade was discussed. Mark had led a board review of all islands and round abouts and has a list of where plantings are sparse. Also there are 2 trees missing on 126th island that previously died. Mark had a bid of $1700 to replace the trees and there was discussion of types etc of plantings needed. It was noted that almost all islands and round abouts do not have irrigation and we need to be careful of what types of perennials that we can even plant. A motion was made to expend up to $4000 for plantings including 2 trees ao 126 th st roundabout along with 1 small tree on 126 th island. Motion was M&S to approve and motion passed. There was a discussion on water drainage issues around 126 th st and what could be done about this. There is no apparent thing the HOA can do about this as it is a serious problem. Board suggest that Mark bring this to the SID and search for an answer.
There was a discussion on annual dues. Bourne reported on a search that he did on what other similar HOAs charge and what they do with that money. Discussion on what comes in and how the money is spent. This HOA currently has a good group of people that volunteer their services for trimming, planting, and fixing most items needed but realize that this will not always be the way it happens. Motion was M&S to raise yearly dues for the Deer Creek HOA to $450 annually effective January 1, 2027 and the motion passed.
Being no further business there was a motion M&S to adjourn at 6:56 pm and motion passed.
