Where is Deer Creek HOA?
Our HOA is one of several HOAs in the Deer Creek community. This was due to the various parts of the neighborhood being constructed by several developers. Please look at the “Map” area on the “About” page to see where the Deer Creek HOA covers.
Mailbox Info

The mailboxes in the Deer Creek HOA area maintained by the HOA. Mail is of course handled by the US Postal Service, and the mail comes from the Northwest Station (see our General Info about Deer Creek). Keys for the mailboxes are handled by our Property Manager Cara Woosley and she can be contacted at cwoosley@pjmorgan.com or 402-397-7775. Please contact Cara with any issues regarding the mailboxes as well.

School Info
We are in the Omaha Public Schools area and have listed the various schools in our “Neighborhood Info” page.
County Info
We are not in the City of Omaha (but we are in their 3 mile zoning area), so the Douglas County Government takes care of our snow and sheriff issues. Please see our “Neighborhood Info” tab for contacts.
Road Repairs
Our neighborhood is currently in SID #405 (See “Neighborhood Info” tab for contacts), and they are responsible for street and road maintenance (not including snow removal as that is Douglas County’s responsibility).
HOA Fees
Currently our HOA fees are $390.00 per year due January 1st. The HOA sends out bills/invoices at that time.

We do have on-line payments through the PJ Morgan webpage PJMORGAN.COM under their property management page.

Rules & Regulations
These are contained in your covenants and by-laws. You should have received a copy of both when you closed on your house and they can also be found on this website on the “Home” tab.
Golf Course Use
The Players Club is a privately-owned golf course and use of the course and its grounds and cart paths is controlled completely by The Players Club. The Players Club contact is listed under “Neighborhood Info“.
Changes to Home Exteriors & Landscapes
Changes to the landscaping and home exteriors are regulated by the covenants of our neighborhood. Under the “About” tab, there is a section dedicated to the Architecture Review Committee (ARC), including forms for your use. Please contact the ARC at deercreekarc@gmail.com for any help or questions you might have.
